What is a cleaning checklist or scope of work?

A scope of work is the written list of specific cleaning tasks, frequencies, and areas a service provider agrees to complete in a contract, distinguishing what is included versus what costs extra.

In cleaning services, a scope of work (sometimes called a cleaning checklist) is the itemized agreement between a client and cleaning contractor that spells out exactly what will be cleaned, how often, and to what standard. It serves as the contract's working document, translating the client's needs into concrete, measurable tasks.

A scope of work typically includes:

  • Core tasks (such as vacuuming, mopping, restroom cleaning, trash removal)
  • Service frequency (weekly, bi-weekly, monthly, or one-time)
  • Specific areas covered (office lobby, break rooms, conference rooms, etc.)
  • Time allowed per visit

It also identifies add-on services priced separately from the base contract. Examples include carpet shampooing, window washing, floor stripping and waxing, or deep cleaning. This distinction matters because a standard weekly office clean may not include these extras without explicit agreement and additional cost.

Having a clear scope of work prevents misunderstandings about what the contractor will deliver. It protects both the cleaning business (by limiting unpaid scope creep) and the client (by confirming what they are paying for). In Columbia, whether you hire an independent contractor or an established firm, a written scope of work is essential for any residential, commercial, or specialized cleaning contract.
