What is a chemical wash or soft wash?

Chemical wash, or soft wash, is a low-pressure cleaning method that applies specialized cleaning solutions to remove algae, mold, mildew, and other organic growth from delicate surfaces like roofs and siding.

Soft washing and chemical washing refer to the same low-pressure cleaning approach, where biodegradable or eco-friendly solutions are sprayed onto exterior surfaces rather than blasted with high-pressure water. The cleaning chemicals do most of the work, dissolving organic growth like algae, moss, mold, and mildew over time, while pressure stays below 500 PSI (pounds per square inch). This contrasts sharply with power washing, which uses 1500 PSI or higher and can damage roofing materials, siding, painted surfaces, and landscaping.

Soft washing is particularly suited to Columbia's humid subtropical climate, where moisture promotes the growth of mold and algae on roofs, gutters, and wooden or composite siding. The method is gentler on delicate materials including asphalt shingles, vinyl siding, stucco, and cedar shake. Because the cleaning chemicals do the heavy lifting, the low pressure is less likely to force water into seams, cracks, or beneath shingles, reducing the risk of leaks or structural damage.

Many Columbia cleaning companies offer soft wash services for residential roofs, gutters, driveways, and exterior walls. If you are comparing local pressure-washing and soft-wash providers, confirm whether they use chemical-based soft wash methods or only high-pressure equipment, as the two deliver different results and suit different surfaces.
